Zero exterior maintenance.  All exterior building and grounds maintenance is performed by in-house staff and local contractors. Including painting, snow removal, landscaping, lawn & shrub treatments, pool & spa maintenance, social center and garage maintenance. When you need to leave town just lock the door and go! Periodic checks of your condo are available while you are away. 


Security.  Our property is secured with key code locking gates, elevators and keyless remote entry. All unit owners have designated parking in our secure heated underground garage. We have high tech property wide fire detection and in all units.


Storage. Every unit comes with a designated storage area for all that extra stuff!


Taxes? Condominium owners enjoy the benefits of a much lower tax rate compared to similar waterfront housing.


Pool & Spa. Our year round indoor heated pool and spa is great for keeping in shape and the view is amazing! We also have an area for physical fitness with a stationary bike, weights and other fitness equipment.


Social Center. The social center is complete with a full kitchen and bar area with plenty of seating for your special event. Just reserve your date on the community calendar.


Upgrades. Our Board of Directors is always improving the property and planning for the future. We also employ the services of a professional engineering firm to assist in our overall property improvements and planning.


Financial integrity. We maintain high reserves along with quality bookkeeping and CPA services. The Villa’s also has a very good financial credit rating.

​We conduct four open board meetings per year and an annual election meeting.

Charcoal & Gas Grills are not permitted. We have a grill available at our social center.

National Grid is our electric provider, National Fuel is our gas provider.

Comcast and Verizon services available.

Satellite antenna installation only available with board approval. 

Water is included with your h.o.a fees.

We have a very high quality property wide fire detection system. 

Security is very good with indoor parking garage (remote required)

Gates and elevators are key code operated.

Storage in parking spaces must be maintained and free of clutter.

We maintain good reserves and a responsible budget.

Copies of our by-laws (rules & regulations) are available ($75.00).

Renting of your condo is permitted. Special conditions must be met before renting- background check, credit check, 1 year min lease +.  

Every unit is allocated additional indoor storage space. Average space is 6' x 12'

Smoking is prohibited within enclosed common areas (garage, indoor hallways, community center).

Reserving the community center is on a first come first serve basis via calendar in garage.

Architectural compliance certificates are available from Giusiana Architects & Engineering. 

Guest and contractor parking is available outdoors on Main Street.

Customising of landscaping for ground level units is possible with our landscape & design committee approval.

Remodeling of condos must be pre-approved by the board of directors. Certain restrictions apply.
